OUR TOP 10 TIPS FOR BUYERS
- Be patient. It may take a few false starts and lost bids for you to find the perfect house.
- Make a list of “must haves” but keep an open mind.
- Trust your instincts.
- Find the right Lender as soon as possible.
- Everyone’s situation is different. Find someone who will lay out all of your options; It is critically important to know where you stand financially before making an offer on a home.
- Pictures can be deceiving. Shopping for homes online is exciting but nothings better than seeing it in person. You may be pleasantly surprised.
- Know your neighborhoods. Even if you don’t know them right away, get to know them. Drive around. At night. Walk the streets. Map out your commute time.
- Do your due diligence. Once under contract, it never hurts to have the property evaluated by “too many” people (inspector, surveyor, engineer, etc)
- There are no dumb questions; so don’t be afraid to ask any.
- Always look in the crawlspace & the attic before making an offer.
- Small changes like paint and finishes can make a big difference, so try to see past the gold formica countertops.
For Sellers.

- Living in your home while selling is completely different than day to day living.
- Declutter, but don’t totally depersonalize. Neat but warm & inviting is the goal.
- Roof issues and found a tie lp you too! on issues loom disproportionately large in buyers minds. Fix them.
- Painting almost always adds more value than it costs.
- If your house needs new carpet, replace it, don’t offer a credit to the buyer, because you’ll “pay for it twice”
- Nearly all buyers will look at your home first online. Think about what the camera will see.
- You never get a second chance to make a first impression. Curb appeal and front porch details are important.
- People won’t buy what they don’t understand. Stage your home to make room usage clear, and get a floor plan drawn.
- There are no dumb questions; so don’t be afraid to ask any.
- Selling your home is the first step to buying your next home, and both processes need to be thought out and executed carefully and in close coordination with each other.
- Think about why you fell in love with the house, and what you still like about it. Share that with your listing agent so they can help tell that story convincingly to potential buyers.
